Selling your property can be a stressful task, therefore keep the following important tips in mind which can be useful:
Decide on the method of selling your property:
- You have various options available when you wish to sell your property, which is selling it privately, through a property practitioner in your area, using an online real estate agency, or selling it on auction.
Decide on the selling price:
- You need to know what your minimum and maximum selling price will be. The selling price can all depend on various factors such as the condition of the property, being the interior and exterior of your home, a comparative market analysis, the selling price of similar properties in the area, and the current state of the economy.
- Make sure that your property is in its best condition.
- Ensure the garden is neat and tidy.
- Make sure that the pool is clean and in working condition.
- Repair any cracks, leaks, and other issues that require attention.
- Make sure that the lights and electrical fittings are in working order.
Advertising your property:
- Make use of all the available social media platforms to market your property;
- High -resolution photographs are taken at good angles and in good lighting. Ensure that the home is neat and tidy when photographs are taken;
- Describe the property and all its features in as much detail as possible; and
- Short videos as a virtual tour guide is a good idea and has become a popular advantage as purchasers can get a good feel of your home.
Think about the costs involved with selling your property:
- The costs that you will need to cover are:
- advertising costs (if applicable)
- property practitioner's commission (if applicable)
- bond cancellation fees (if applicable)
- compliance certificates
- clearance certificates (levies and/or municipal); and
- capital gains tax (if applicable).
