"Kempton Park is a well-located town. It is especially popular with people who work in Midrand, Pretoria, and Johannesburg, primarily for its value-for-money properties. The city offers every amenity from excellent shopping experiences to fine dining, a country club, top-class golfing, and much much more," says Coetzer.

Gie agrees, also pointing to Kempton Park's Aerotropolis. Its presence in the area has created job opportunities, made travel more accessible, boosted the local tourism market, and helped property values in the area soar. 

Kempton Park is popular across demographics

According to Gie, Kempton Park is a place for everyone with demographics "evenly spread" because of the employment opportunities on the East Rand as well as the reasonable rental prices and various options available.

In terms of sales, Coetzer says that De Lucia Group is seeing a great demand for properties from young professionals in the age group of 25 to 35, and families with school-going children due to the area's top-class primary and secondary schools, both private and public.

There's also a high demand from retirees who are seeing the perks of moving into the array of retirement villages situated within the suburbs of Kempton Park.

From the property sales side, Coetzer says Kempton Park offers options you would expect from any large vibrant city. These include conventional houses in the lower, middle, and higher price ranges, to sectional title simplexes, duplexes, townhouse complexes, and apartment complexes. The area has several of the best state-of-the-art security estates, including the renowned Serengeti Estates, Glen Eagle Estate, Glen Erasmia Boulevard, and Blue Gill Estate.

For those in search of a rental property, Gie says there's a place to suit everyone's pocket. 

"The options are wide and range from R2,900 for a bachelor unit in the CBD to a R45, 000 per month rental for a luxury property in Serengeti Estates. You will find your preferred rental property size be it a one-bedroom unit, a two or three-bedroom unit, furnished apartments, and houses."

Kempton Park property trends

With such a booming property market, there are some exciting trends shaping Kempton Park. Gie says that newly built units, apartments, and properties that come with pre-paid utilities are in demand at the moment. Renters are prioritising comfort and convenience and snapping up properties fitted with gas and pre-paid electricity meters. Modern, neat, low maintenance units and "lock-up-and-go" type models are also doing well.

Coetzer highlights the current economic conditions. He is seeing a lot of first-time homebuyers taking to Kempton Park given the low-interest rate.

With so many options, the Kempton Park property market can seem daunting. However, Coetzer and Gie believe those looking for a home can do well by following sound advice. 

"Homebuyers, ensure you choose an agent who will guide you through all the steps of your purchase. It pays to have a well-thought-out budget. You should also be realistic in your expectations. Don't overcommit yourself financially. Buy without emotion but with a clear head," advises Coetzer.

Gie says if you're looking for a rental property, you should "ensure you keep your rental record clear to avoid any future complications when applying for a rental property in the future by paying rent on or before the first day of each month. You should also keep your property well maintained to stay on good terms with your landlord."
