3 key factors leading to Kempton Park's success

Category Property News

Kempton Park has experienced incredible growth over the past decade owing to a distinct set of factors that have placed it as a residential metropolis. From its diverse appeal to its ideal positioning, this East Rand town shows no sign of slowing down and it is set to reach new heights of growth and development.

Success factors

Analysing Kempton Park’s transformation reveals 3 key factors that have led to the town’s success.

1. A diverse range of homes

Firstly, the residential market in Kempton Park is so diverse that it appeals to a broad range of interests including first-time home buyers, those looking to downsize or upsize, and professionals who are moving into the area to be in close proximity to their place of work. This diversity ultimately means that Kempton Park has established a market that supports varying budgets.

For example, buyers looking for homes within an affordable price bracket can secure a bachelor flat for around R340 000 or a two-bedroom townhouse for R535 000. Homes in the higher price range tend to gravitate towards well-sized small-holdings and farmlands, as well as luxurious lifestyle and equestrian estates. These upmarket homes range from a modest R3.5mil all the way up to approximately R19mil.

2. Ekurhuleni Aerotropolis programme

As new developments grow, Kempton Park will see its residential, commercial, industrial, and mixed-use markets expand as an influx of new homebuyers relocates into the town for employment opportunities.
A vibrant collaboration between the government, private and social sectors has brought about the creation of the Ekurhuleni Aerotropolis programme. Established last year, the initiative is expected to take 30 years to complete, and upon fruition, Kempton Park will emerge as the first aerotropolis on the continent. The concept means that the town will capitalise on the appeal of O.R Tambo International Airport through the creation of a metropolitan subregion centred around the airport.

This 30-year plan has already seen R790mil injected into new projects such as those within the 1 900ha Riverfields Development mixed-use precinct. Since 1998, this precinct has become a pivotal growth node for the initiative due to its sheer size and strategic positioning northeast of the Kempton Park CBD and the Albertina Sisulu Freeway (R21). Recent projects include the Gleneagle Office Park and Plumbago Business and Logistics Park. In the future, there will be a string of new developments planned for the precinct, some of which include a regional shopping centre, a residential estate and a community centre.

3. The game-changing Gautrain

Kempton Park is home to one of the 10 Gautrain stations, which is situated in the suburb of Rhodesfield. Since its completion in 2010, the station has played a vital role in driving residential sales to the area. Due to its accessibility to key areas such as Sandton, Rosebank, and Pretoria, the Gautrain continues to create significant interest for homes in the town.

In fact, within the first year of service, residential sales increased by 57.5%, and the biggest interest came from established corporate executives who began buying homes in upmarket estate suburbs such as Glen Marais. Today, the convenience that the Gautrain provides when travelling to various regions around Gauteng continues to attract home buyers to Kempton Park, particularly those who want to travel quickly and efficiently to commercial precincts.

Kempton Park continues to transform as a result of its residential market, new initiatives and advanced transport systems. It is these core reasons that will see the town emerge as a chosen destination for home buyers, investors and government programmes, which will most likely catapult the town into the first aerotropolis on the continent.
